I personally don't have enough info to rate the effectiveness of direct 
mail in this situation (though i'm by nature suspicious of it), but if you 
are going to do mailings, i recommend getting names from Fellowship for 
Intentional Community.  If i remember correctly your use would fit the 
parameters of FIC policy, and FIC has a great mailing list maven on staff 
who seems to be very up on how to keep the list clean.
