We had one of our members volunteer to be the "Owners Representative" at
weekly construction meetings and she was our liaison with the project
manager (hired non-member) when quick decisions needed to be made. She was
interested in persuing this as a career path and was one of the founding
members. It worked out really well, by and large. We also have a member
who's a retired structural engineer and he did a walk-thru with the
architect every 2 weeks. The probelms he caught saved us thousands of
dollars but the architect wasn't too happy about it.

None of our members got paid for anything. I would think that having one
person make money on the project would change the group dynamics a lot. We
did set things up so people who paid more toward the construction loan were
paid interest by the group. About half our members did that. It worked but
it was a lot of bookkeeping.

Have any groups hired or paid one of their members to work on
development with the builder,
coordinate construction, etc?
Have any groups had one of their members who became the developer and -
in exchange for taking the risks of development - made a profit?
