Cohousing-L Mailing List: fee to community on resale?

One way we've thought of recuperating some of the accrued investment of 
time and energy from existing members is some sort of requirement of a 
fee upon resale. Might be a thousand dollars or two, or 1.5%, or ? 
Various sticking spots. If someone is leaving they may be the least apt 
to want to "appreciate" the community with a voluntary donation. 

It would seem that a fee would recognize that all those who remain in the 
community have helped create the extra value of the home that's being 
resold (at a market-rate profit). Those who remain would have the benefit 
of this contribution to the treasury, lowering assessments, or providing 
capital for new projects. 

Do other groups require such a fee on resale?
