Mariposa Grove is a small community in Oakland that sounds like what
Ryan is talking about.  Their website is

listing at the ic.org site.  I know they have at least one opening at
this point.  Perhaps they can help you think about some of the
specifics of that sort of project in the East Bay. -Elke
