I think there is a natural selection process in
that people who aren't interested in the "community
participation" aspect of cohousing are unlikely to
want to buy in--why would they? Whereas people who
are really looking for Cohousing usually want it very
much and Cohousing sellers usually prefer to sell to
them. But legally in California at least, I don't
think it is possible to enforce any such membership
restriction on sellers for Cohousing communities that
are organized as condominiums (and most are in this
state I believe).
