Subject: Family apartment available in Santa Rosa Creek CommonsHere is an opportunity of a family interested in co-housing to buy in at a very affordable price.
Santa Rosa Creek Commons, 23 years old, is a limited equity housing cooperative. Residents purchase a share in the complex of 27 apartments on an acre+ of land bordering a creek in downtown Santa Rosa. Upon leaving ( which rarely happens) the owners receive their share value back minus any damages that might have been done to the apartment.
Here is the information regarding the 3 bedroom apartment that will be available at the Commons in a few months. It is a 1150 sq. foot upstairs, downstairs apartment with 3 bedrooms and 1-1/2 baths. It is one of 10 assisted units which means a family of 4 to 6 with at least one child under 15 are eligible. The figures below are the maximum a family can earn. As in all other assisted units monthly payments are regulated by the state and the payment is 25%of household income or a base rate determined by the state, whichever is higher. We do have a buy in fee of approximately $3,000.
Income requirements:: Family of 4: $37,300 maximum Family of 5: $40,300 maximum Family of 6: $43,250 maximumWe are looking for a family who want to live in a co-op and are willing to work and participate in community life. That means they must attend one long monthly board meeting, be on 2 committees and put in at least 8 hours of work a month. We are self-managed. There is a process required to get on the waiting list in order to be eligible. The family must have an initial meeting, attend 2 board meetings, attend a pot luck, participate in a work day, go to a committee meeting and have a final interview to make certain everyone understands what is required of members. All of this could be accomplished in a one to two month time frame if the family was in reasonable distance from Santa Rosa.
