2200SF is a lot by cohousing standards, but we have two small children and are planning on living there for possibly the rest of our lives. So we don't want to make huge structural changes later if we need more room. Good point on the loft beds. What do you need the attic for, other than storage? Having less storage means you will accumulate less. More, more, more means more, more, more. A simple life filled with clutter is not so simple. I personally would go for higher ceilings. 10 ft ceilings would allow you to have loft beds in the kids rooms, for example. Test sound quality in high ceilings vs low ceilings and see which is more important for you.
