Hi Regan,
Essentially you have to form some kind of a legal entity that would be 
able to negotiate with the corporation that controls the rest of the 
property. Are you part of Mid-Atlantic Cohousing? Are there any people 
in your group that know anything about legal structures or real estate 
development? A very rudimentary rule of thumb is to expect have to 
raise 20% of the cost of your future development before a bank will 
give you a construction loan. So if you are partnering with a 
developer, you would also be expected to bring something to the table 
in terms of cash--maybe 10% maybe 15%--depends on the structure of the 
deal and what you are able to work out. It's a risky situation, fraught 
with opportunities for misunderstanding and disagreements. I strongly 
advise you to hook up with MAC and also to attend the upcoming 
cohousing conference in North Carolina.
