We took another approach.  We asked people in advance what kind of
additional money they might need to move in and the group financed it.
Basically we gave them seconds without telling other lenders.  I don't know
the details, but it was related to the fact that our group was a partner
with our developer (Wonderland Hill) and knew that we would be receiving
money from the project.  I believe that Wonderland released some of those
funds early so we could help a few folks in our group.  This was very late
in the process; we couldn't have made such a promise before we knew that the
project would be profitable.
