So, assuming "adequate" has the ordinary meaning, if the carpenters
come each year for Spring renewals, then the effective age of the
building remains low, and the total reserve fund necessary to
adequately fund one year's replacements is low.

Hmm, I wonder how you incrementally replace plumbing.  Or maybe PVC is
not considered to age.
