   Hello,
   The resale value is useful in getting financing.  We built 7 years ago and 
at that time found comps from other cohos
where value had held or increased.
   This info was a good point. Actual comps seemed  to come from the local 
community condos etc.
   My refinance appraiser did count 1/14 of the  value of the common areas 
toward the value of mine.
   We've been in a hot market and a progressive area  so the home values have 
really risen.This is a small town near larger towns, the  beach, beautiful 
land and not too far from San Francisco.
    Our first 2 sales took place this year and  had risen comparable to local 
housing.
