Hello, Thanks to Martha from Earthaven for telling me about this list. :-) I'm a member of White Hawk Ecovillage in Danby, NY. We're just starting construction on the first homes and are exploring the policies we should have in place. One issue we're looking at is taxes on home sales, also known as flip taxes. Martha mentioned that there had been some discussion on this recently, but I'm not sure if it's possible to search your archives. I would welcome answers to any of the following questions: -Does your community get a share of profits when homes are sold? (Example of this kind of policy here: http://www.cobbhill.org/cr&a_unit_sale.html ) -How does it work? -Would you be willing to share the lease or bylaw wording with us? -Has your policy been successful so far? -Have other policies and experiences led to your present policy?
