Oak Creek Commons, located in the Central Coast area of California, has 31 townhomes of 1 to 4 bedrooms (800 to 1600 sq ft) and 5 single family homes. It also has a 4000 sq ft common house and 10 acres of open space in addition to the developed area. 1. What do your homes currently sell for per square foot? This is very tough since no homes have sold in our community in over a year. In 2004, when the complex was built, prices ranged from $232 to $318 per sq ft with the smallest units at the highest cost/sq ft. Current prices are guessed to have dropped about 25%. 2. What do nearby similar (but no-co-ho) homes sell for per square foot? The townhouses sold for about 5% - 10% more than a similar non cohousing condominium, but do not have individual garages, which gives a perception of a higher differential. 3. Where are you located?
