I've encountered several small, middle-class suburban neighborhoods with a shared swimming pool - owned by some type of HOA. A developer, who has done some of these, told me that they can be a tremendous attractor to younger families with children, but can actually deter some who don't expect to use the pool or object to the monthly maintenance costs. To me, this suggest that some amenities can be liabilities depending on the specific buyer and I suspect that's true of shared cohousing facilities. I wonder how people who essentially never use a community's common facilities feel about those monthly payments to support them.
