Depends on the customer. If one is an artist with no car, a unit with an arts and crafts room is more valuable than a unit with a parking space. But in general, you're correct: Unit amenities are usually configured toward the middle of the bell-shaped curve of demand, and unusual features -- like an arts and crafts room instead of a parking space -- mean one is trying to sell to an atypical and perhaps ill-funded market segment.
