Nope, not a prayer.  Not even if it is a closet.  With air on five sides, tiny 
single family homes gobble up landscape, extend the lines of service (water, 
sewer, power, etc), accelerate energy transfer to places where it is not 
wanted, and populate the terrain at densities so low that walking and public 
transit cannot be made to function, so everyone tiny person in the tiny house 
must have a tiny car.  What gives multifamily the advantage is not the 
tiny-ness of the dwelling unit, but the density of population.
