We pay ~$17,000 a year for financial, facilities, and printing and copying. We
also do an audit for $2,500.

That’s in an urban area to a company that specializes in small condos. In the
condo world, 400 or lower is small.

In my personal opinion it is not worth it. We spend altogether a few hours a
month coordinating with them answering questions and making corrections. We
still end up paying fines and interest for bills that slip through the cracks
and permits not renewed on time. And supervising workers onsite.

If you have people in your community with the right mindset (not mañana) there
are many services that are almost free to support doing this in house.
Specialists in real estate maintenance are available for consultation fees.
