At RoseWind Cohousing, Port Townsend WA, we have several houses which include 
an ADU ("granny flat" apartment, typically a daylight basement). Those are 
often rented, and those renters have no obligation to participate. None have 
ever participated beyond socially. The renter in my basement apartment has been 
here about 15 years, and is socially well-integrated, joining us for meals, 
car-pooling with us, doing some work for members, giving voice lessons to some 
members. 

We've only rarely had a whole-house rental. The major one was for about 3 
years: the family was well liked and sometimes socialized with us, but did not 
choose to get involved in any meetings or committees or work parties. Another 
has been here a couple of years: also well-liked, conceivably a future buyer, 
with minimal social participation, but not beyond that. I should note, however, 
that a number of our owners who  live here also do not participate. 
Fortunately, we still have enough who do!

We have a required financial contribution for not attending a minimum number of 
work parties (5) per year: this participation may be fulfilled by a renter, but 
the owner is the ultimately responsible party.
