Stephania, We wish you great success with your gathering on Sunday. We’ve been at it for 4 years and are about to cross the finish line. One caution that came up to bite us about half-way through the game: you need to be aware and careful of the requirements of the Federal Fair Housing Act of 1968 and 1988 amendments (FHA). There are often local fair housing laws, as well. The bottom line is that you cannot advertise for an age restricted population (eg. 30+) unless it is within two specific allowances in the Fair Housing Act - namely at 55+community or a 62+ community. And you have to declare which one you are. Not doing so can result in a discrimination suite or fine for “discrimination against families with children.” We went with a 55+designation which only requires that 80% of the housing units must have one person living there who is 55 or over. So grandmother with grandchild is acceptable. Here’s a link to the guide for landlords in California.
