Seems to me, the tiny houses in villages or mobile homes in parks aren't appropriate appraisal comparables. I doubt either would be integrated with single family detached or attached dwellings. Even if they are colocated in the same zoning district, I don't think a homeowner paying off a $300K mortgage has any risk of going underwater by having their property values lowered by incomparable housing units.
