Yes, Nubanusit Neighborhood & Farm is organized under NH condo law, and we
have an Agreement & Guideline Handbook that I will share with you and
anyone else who would like it.

We consulted an attorney and incorporated them by reference in a revision
of the Declaration/Bylaws, and have been careful to avoid usurping the Unit
Owners, who by NH condo law sit at the top of the pyramid. NH condo law
also permits delegation of authority to committees, which we call 'Teams'
and which the UOA has done, in addition to the 'Steering Team', our
governing authority per the condo act.

>From our Bylaws:

“The Steering Team shall have all of the powers and duties necessary for
the administration of its affairs and may do all such acts and things as
are not prohibited by the Condominium Act or these By-Laws.  The Steering
Team shall have the power from time to time to take any actions or adopt
any rules deemed necessary for the enjoyment of the Condominium…”

The Bylaws explicitly define agreements:

b) “Agreement” is a policy, agreement, guideline, decision or rule adopted
by the UOA or a body authorized by the UOA.

And binds them to members:

“The acceptance of a deed of conveyance or the entering into a lease or the
act of occupancy of a Unit or any other portion of the Condominium shall
constitute an acknowledgement that such Owner, tenant or occupancy has
accepted and ratified these By-laws, the provisions of the Declaration and
the UOA agreements and will comply with them.”
