> I live at Quimper Village.   During QV's early development period,
my husband and I did a home exchange with some folks in San Miquel de
Allende.   We thought it was such a good idea that we suggested that
QV’s bylaws specifically allow home exchanges.   Our fellow QV
developers agreed,  so this language is in our Bylaws.

That said, I am not aware that anyone at QV has done a home exchange.
We have had pet caregivers who visit each day.

 <>Section 11.4     <>Timesharing, Vacation Rental and Bed &
Breakfast Use Prohibited.


11.4.1 As the Condominium is intended for and restricted to use as
single family residences only, the following uses are prohibited:


a)     Timesharing, as defined in RCW 64.36, as it may be from time to time 
amended.

b)    Rental or leasing of a Unit other than as an approved single
family residence under Section 11.5. This includes, but is not limited
to, services such “Vacation Rental by Owner” or “Home Away” or
“Airbnb”.

c)     Bed and Breakfast wherein the Owner or Authorized User leases
or rents a portion of the Unit to another person while remaining
resident at the Unit through services including, but not limited to,
“Airbnb” or “bedandbreakfast.com”.

11.4.2 Notwithstanding the restrictions in subsection 11.4.1 above,
the Board may choose to adopt Community Agreements, from time to time,
permitting not-for-profit recreational and service opportunities for
Owners such as:


a)     Owners to exchange housing with an Owner in a different
cohousing community for a period of time not to exceed a total of one
month per year.

b)    Owners to exchange housing privately or through a service such
as “Homeexchange.com” for the purposes of taking a vacation for a
period of time not to exceed a total of one month per year.

c)     Owners to permit others to stay in their Unit for a church or
civic exchange, with any fees going to the non-profit or civic
organization. For example, the Unitarian Bed & Breakfast program. This
may not exceed a total of 14 days per year.


11.4.3 Notwithstanding the restrictions in subsection 11.4.1 and
allowances in subsection 11.4.2, an Owner may have no more than two
“house mates” as long as the Owner lives in the Unit at the same
time.

11.4.4 Notwithstanding the restrictions in subsections 11.4.1 and
11.4.3 and allowances in subsection 11.4.2, an Owner may have a
“housesitter” while that Owner is not in residence at Quimper
Village. This may be a person who either visits the unit regularly to
take care of the unit and/or a pet, or who resides in the unit for
that same purpose. The “housesitter” may be either paid or unpaid.
Having a “housesitter” continuously for any one Unit shall not be
for a period of more than 12 months unless the Board authorizes such
usage for a longer period. The Unit Owner is responsible for the
maintenance of the Unit and Limited Common Areas associated with that
Unit and to assure that the “housesitter” adheres to the Governing
Documents and Community Agreements.
