Hi Francis! Property law is very state specific in most ways, especially with respect to TIC. You might try calling the local law school Landlord Tenant Clinic and try to talk them into some help from a law student to create a more customized TIC doc. While they serve low income clients, you can come clean that this is definitely not low income but then sell it to them as a novel and interesting legal topic given that the joint owners within a cohousing community and each owner owns a portion of the commons as well, etc. You might also try wonderful Clifford Paulin ( https://www.cliffordpaulin.com/) so that the two owners can create a simple contract between them of things they agree to (ie: with respect to resale, HOA payments, etc). They can simply start by listing things that could become a conflict and working through the substantive issues themselves before they reach out to him (ie: what will they do if they have a conflict, will they agree in advance to go to mediation if that occurs?).
