What state are you in? You need to have an in-state attorney do this for
you, so it may be hard to get good referrals.

In general, the two of you should independently create separate lists of
potential disputes that can arise. Then talk through both your lists, and
combine into one. Format these issues into If (or When) / Then statements
to present to the attorney.

Those issues are probably the tip of the iceberg, but an attorney
specializing in real estate should have a basic contract that can be be
modified as needed.

You can also find lots of suggestions online with a Google search. But
don’t do your own contract without an attorney’s review.
