We have a “Hardship Fund” used for up to 3 months of dues to help with a temporary financial hardship. The fund was created and is maintained by donations. It can only be used by a member once in 5 years. It has been used only a few times since it was set up 10 years ago. At move in, there was at least one private equity loan to help someone purchase. We have raised funds by donations instead of dues for upgrades including a heat pump to replace a gas furnace in the common house, an EV charging station, and a hot tub. This helps keep dues affordable.
