Re: Any experience where an HOA co-owns a unit

Hi Jim,

I admire Riversong's initiative to buy down a unit or purchase a unit. I
cannot provide solutions, but I wanted to commiserate with your challenge
and empathize. This is our goal at Greek Village Cohousing as well, and it
is an uphill battle. I might be interested in getting a few people
together to talk about these initiatives and brainstorm if you feel that
would be helpful to you too.

We are having trouble trying to get a fiscal sponsor so that our donations
to the units can be tax deductible as the charitable contribution they are
(Greek salaries are among the lowest in Europe). It looks like we may have
to set up a 501(c)(3) to take in tax deductible donations ourselves, but
that is onerous to a community because we all do not have the board,
structure, and reporting needed. We put up a GoFundMe page as a bookmark
for now - until we figure out a few ways to raise money. Perhaps you can
at least do that.

Few organizations or donors want to provide such expensive
charitable benefits to only one or two households, so like you, we are
daunted by this task. We have spread out the cost of one unit among our
households, but we were hoping for buying down several more units for
"local Greek hero" families like nurses, fire fighters, farmers, and we had
in mind to purchase a home for a legal refugee family as well to provide
them 2 years of rent free housing as a leg up.

Best Wishes!
Pare Gerou
