At Wolf Creek Lodge Grass Valley, CA ,we have had surplus funds from our opening day as Katie, our developer, advised everyone to pay our initial dues payment as 2 months worth. We did not raise our dues for 10 years because we never spent more than we predicted so we kept having surpluses. Our Surplus dues eventually went into a separate account at the bank. Our budget 9 years in was negative for the first time and we raised our dues the next year. We still have a surplus account but it is diminishing rapidly despite raising our dues for the past 3 years. (We are anticipating a bill for State-financed fire and property/liability for 10 times our budgeted amount since our carrier no longer writes those policies in the state!)
