Moseley Architects as its Architect partner

Moseley Architects was recently selected to partner with Cohousing of
Greater Baltimore to create a new
community for active adults. The project’s 1.1-acre site near the popular
Hampden area will house the
first cohousing community in Baltimore, and the first geared toward seniors
in the state of Maryland.
The Moseley Architects team has served in the Baltimore metropolitan area
and in the state of Maryland
for over 55 years, consistently striving to enhance communities through
thoughtful design. With a
portfolio that includes the design of over 24,000 multifamily housing
units, ranging from townhouses and
single-family homes to multi-story high-rise apartments, the design team
brings experience spanning the
full spectrum of housing solutions to this exciting opportunity. Coupled
with this background is a
demonstrated commitment to sustainability that prioritizes long-term
efficiency for residents.

What is a Cohousing Community?
Cohousing communities blend individually owned homes with common areas and
exclusive amenities,
allowing independent living in a socially vibrant, communal setting. The
new Baltimore City cohousing
community, while not age-exclusive, will target active adults aged 55+ and
their families. The design will
cater to a wide range of needs, placing accessibility and
interconnectedness at the forefront.

Following the tenets of universal design, residents will have access to and
maintain communal spaces
designed to create a strong sense of community through shared meal
preparation, dining and group
activities. The hope for this project is that it will discourage feelings
of isolation by cultivating a strong
social fabric among community members in pursuit of overall well-being.

Features and Amenities
The new community will house approximately 32 individually owned
condominiums, several common
spaces and ample on-site, off-road parking. Every unit will feature a fully
equipped kitchen and private
areas for relaxing and entertaining. Shared spaces will include a communal
kitchen and dining area, in
addition to a variety of areas for socializing, working and entertaining.
Sustainability will also be a major
component of the design, creating a long-lasting, energy-efficient living
environment.

Living near Hampden, Baltimore, residents will enjoy a walkable
neighborhood in proximity to several
retail and food options. The greater Baltimore area also grants access to a
myriad of activities, spanning
athletics, the cultural arts and recreation.

Thoughtful, Collaborative Process
As the community will be self-managed by residents, it is vital that the
final product reflects their needs
and desires. The design process will, therefore, be collaborative,
incorporating feedback from a group of
future residents known as “explorers.” This group will bring key insight
and a high level of personal
investment to the project’s outcomes.

Katie McCamant, president of Cohousing Solutions, Inc., will lead
discussions with the explorers. Katie, a
licensed architect, pioneered the cohousing model in North America and
co-authored the book
Cohousing: A Contemporary Approach to Housing Ourselves. Her extensive
experience designing similar
communities, combined with the explorers’ unique perspectives, will help
shape the ultimate design.
