In addition to asking around, you might consider looking at your State law 
before deciding on a mandatory or voluntary donation. Communities might want to 
compare what kind of sales and marketing activities they’re engaged in with 
what only a licensed real estate agent can do.  This is apt to vary from State 
to State. Then , ask yourselves, or a friendly local real estate broker,  
whether or not your State department of real estate might consider the donation 
an unlawful commission. We have a purely voluntary donation. Some sellers 
donate, some sellers donate generously, and other sellers don’t donate at all.
