The Marketing Team Mandate at Casa Verde Cohousing (Colorado Springs CO) has 
this section:  
11.   If a sale is concluded without necessity for a full-service real estate 
agent, ask the seller for 1% of the sale price to be donated to the community.  
The community will decide how this money is spent.  
I know that some recent sales have resulting in donations, but this is fully 
voluntary and up to the seller what amount to donate.
