Hi all!  A member of Takoma Village's Finance/Legal team has asked me to
post this message to the listserv.

Thanks for your help in this.  We had our groundbreaking a couple weeks
ago as you know and the earth movers come this week to start soil
remediation on a small part of the site.  I had my kitchen designed at
Ikea last Saturday where I "spent" a frightful amount of money on the
cheapest kitchen they had. Oh well...the money "spent" is folded into
the mortgage which I don't have to get until May 2000 so I can enjoy my
floor plan and three dimensional CAD drawing for free until then.

All very exciting!

The Finance/Legal Team of Takoma Village Cohousing would love to collect
successful models/examples on a couple of subjects:

1. What was your process for creating your original budget; what was the
decisionmaking process?
We are starting to draft a budget for when we are actually a moved-in
community.  We are interested in knowing about both the process and how
decisions were made regarding line items.  For example, how did you
decide
to hire or not hire a management company?  Did you hire a management
company
to do some tasks but not all?  Any regrets and/or lessons learned?

2. What is your "wait list" policy?  We will soon (hopefully) be
approaching
the glorious moment when all the units are sold and want to have a
policy in
place.  We have some ideas already and some questions, for instance,
regarding fees and the duration of the original selection order for
whenever
a unit becomes available -- forever?  Do you have "members" who are not
unit
owners nor on the wait list?  If so, what defines membership (fees,
"benefits," rights)?  Do wait list people have any "rights" or benefits
other than their place in line?
