>From the Takoma Village Bylaws: 15.2 Sale of Units. Upon notification of an Owner's intent to sell, Takoma Village Homeowners Association or its designee shall have the exclusive right to purchase the unit for forty-five (45) days. If, after a unit has been on the open market, an offer is received, the Association shall have three (3) days to exercise its right of first refusal. The resale package: 14.10 Information to be Furnished in the Event of Resale by a Unit Owner. 14.10.1 The Board of Directors or a duly designated agent or the Managing Agent, upon written request of any Unit Owner, shall furnish to such Unit Owner upon not less than ten (10) business days' prior written notice, the certificate prescribed by DC Code Sec. 45-1871, as follows: (a) Statement regarding any unpaid assessments and any rights of first refusal or other restraints on free alienability. (b) Statement of any capital expenditures anticipated by the Association within the current or succeeding two fiscal years. (c) Statement of the status and amount of any reserves for capital expenditures, contingencies, and improvements, and any portion of such reserves earmarked for any specified project by the Board of Directors. (d) A copy of the statement of financial condition of the Association for the then most recent fiscal year for which such statement is available and the current operating budget, if any. (e) Statement of the status of any pending suits or any judgments to which the Association is a party. (f) Statement setting forth what insurance coverage is provided for all Unit Owners by the Association and a statement whether such coverage includes public liability, loss or damage, or fire and extended coverage with respect to the Unit and its contents. (g) Statement that any improvements or alterations made to the Unit, or the Limited Common Elements assigned thereto, by the prior Unit Owner are not in violation of the Condominium Instruments. (h) Statement of the remaining term of any leasehold estate affecting the Condominium or the Unit and the provisions governing any extension or renewal thereof. (i) The date of issuance of the certificate. (j) A copy of the Condominium Instruments. 14.10.2 The Board of Directors may impose a reasonable fee to furnish all the information required in accordance with Section 14.10.1 and payment thereof shall be a prerequisite to the issuance of any such statement.
