Hi, I have sold and bought two houses without benefit of a professional and seen others do it as well. There are some good books written on the subject. If you have the time to read and understand one of the books and are a careful and organized person you can do this and save yourselves a lot of money. However, as Sharon points out, there are risks from not doing it right and the fact that both you and the sellers are nice people does not increase the chances of doing it right. I agree with everything Sharon says except her implication that buying without the aid of a professional is non-standard. Although it is not the most common, it is widespread. Another possibility is that you can take a signed purchase agreement to a real estate agent and see if they will do the paperwork for a reduced rate.
