At RoseWind, the majority of our resales have been very simply and 
cheaply handled with no realtor involvement, using the local title 
company. They take earnest money and hold it in escrow, do the title 
insurance document, researching that the title is clear, and including 
the RoseWind CC&Rs, since they are registered as running with the deed; 
then they do the closing paperwork. They've done fine, even with 
transactions where buyer and seller lived in different towns. 

This is also how we did our original RoseWind-to-buyer sales. Doing 
resales just via the title company has been very simple and routine. 

The only reason people have used realtors has been to increase their 
exposure to potential buyers, via listings and showings, or (in the case 
of one disaffected "estate" case) to do an end run around RoseWind 
involvement. Nobody has ever chosen it out of concern that the other 
route would be risky somehow.
