There's a company in Berkeley (near you, Veena) called Realty Advocates, that does all the paperwork for a flat fee. These guys are licensed real estate agents, but in this case they work for a very low flat fee, way, way less than 6 or even 3 percent of your sale price. Almost all the resales at Doyle St. Cohousing over the last 11 years have been handled by them. For those of you in other parts of the country, I know for sure of two other metro areas outside of California where there are companies that do the same thing, so look around.
The buyer and seller, having agreed on sale price, go to their office together for one conversation with one of the two partners, and they handle all the rest. I can't remember how much it costs but I think it was a flat $750 when I sold my unit. In any event it is less than $1000. The buyer and I split the cost, but you can do a different split, or either one can pay the whole thing, whatever you decide.
