membership process questions esp. re: renters

We would appreciate some ideas of how other cohousing
groups are handling their membership process,
especially as it relates to renters. 

We currently have a self-selection policy, which
involves asking prospective members to attend a few
meetings and community functions, read parts of the
Cohousing book, read our book of agreements,
participate in a discussion of community expectations
and such. The final decision to become a member or not
is up to the prospective member alone. For the most
part, this has worked very well for our community, but
a recent difficult experience has us reviewing our
membership process. 

As a part of this review process, we are asking for
information and experiences from other cohousing
groups. Is anyone using a process that is different
than self-selection for membership, and if so, could
you share your process/agreement with us, and let us
know how it is working for you? If you have a
self-selection policy, has your community had any
experiences where the wisdom of self-selection was
brought into question, and how did you resolve this?
