I would add to the items mentioned by Tree and Sharon the importance of building in sound-dampening/sound-deadening materials in the dining room, especially for those who have hearing challenges as a result of aging or other factors. Many folks with good hearing also appreciate it, especially when the dining room is crowded. It is much less expensive if it is put in the initial construction than if it is added later. There has been some discussion of various materials on this list in the past, so you can check the archives for more information.
