This depends on the specific cohousing group and the specific developer.

Some land developers are in trouble - they badly need investors and will
accept money from almost anyone right now if it just lets them keep their
land ownership party afloat a while longer - without the immediate "fire
sale" required to turn-over raw property in a down market.
