Cohousing-L Mailing List: not co-housing?

So if you were to move into an existing co-housing community, would this not be 
considered co-housing, since you weren't involved in the planning process of 
the community? What do you call a community designed to be like a cohousing 
community, but where only a few people are actually involved in the design and 
development?
Thanks - I'm still learning about all this and am hoping to find that "perfect 
place" to live.
