Thanks to Ann for breaking out the discussion and giving a concise primer.
I want to add that individual members may take out construction loans, as
we will do at Stone's Throw Ecovillage because we are using the lot
development model. All houses will be built individually by members, so
development will be a matter of providing construction - ready lots
together with common facilities.
Our local bank is ready to provide construction loans. We've found them
much easier to work with than larger banks.
