Thanks to Sharon for some very good advice.  Here in Tucson we happened to do 
everything on the "don't do" list but somehow managed to survive .... that's 
why we call it Milagro (miracle).  But I wouldn't advise anyone to ignore 
Sharon's list.

BTW we have a few houses for sale now.
