Placitas Sage Cohousing is a developing senior community in New Mexico between Albuquerque and Santa Fe. Two years ago we organized as an LLC. Now, as we are about to purchase our site from members, we realize the advantages of being a 501(c)3 non-profit. Can any of you tell us how best to change to that status, and/or the advantages or disadvantages of doing so? We will have 16 units ("casitas") and common house on about 7 acres, are about to purchase the land, and hope to start building by the beginning of next year. We are self-developing now, but hoping to find a developer to work with us. We now have 7 households committed, and are actively marketing in the area and through our website, PlacitasSage.org.
