At Jamaica Plain Cohousing we have a limit on rentals of 30%, or 9 units. Also, for an owner to absentee rent for more than one year, they would need approval by the Homeowners' Association for each year beyond the first (for the first year they need to notify the Association and have a written rental agreement for a rental of more than 60 days).

In actual experience, we had one unit whose owner rented it out for two years to the same tenant. She had planned to move back thereafter, but personal circumstances changed and she sold the unit instead. Currently, we have a unit rented out in its first year of this being so. For both rentals, the tenants have been extremely active in the community, more so than some of the owners.


We have never had more than one unit at a time being rented out on an absentee basis for more than four months, and we have been very happy with those tenants.

What is your percentage of rental homes?
How are your participation levels in comparison to that amount?
Our community had a discussion when we were close to 10% full suite rentals
and there was no consensus around capping it. Now that we are at 26%
rentals and inching closer to 70% home owners there are a few questions
being raised about participation and parking, especially since other
stratas cap their full suite rentals at 10% or follow rules such as "first
home owner of a unit may rent - when the unit is sold, future home owners
may not rent".
We haven't compared the mix of owners who participate and owners who don't
to the renters who participate and renters who don't - so that may be a
step prior to community discussion.
We are also in a transition phase between consensus and Sociocracy, and the
new levels of transparency appear to be encouraging action in a wider
variety of areas.
