I think one's marketing/promotion should be clear and explicit about the cohousing identity and its special characteristics. Yes, this will scare off any number of casual shoppers — but these are probably the people you want to scare off anyway, and do not comprise a “target market". Obversely, it will engage and attract those households who are more likely to fit in, and get with the program.
