Definitely. It takes a tipping point to make a specialized space worth the SF. 
Think about your cost per square foot and the amount of space set aside for a 
function. At $300 a SF does it make sense to install _______ ? How many 
residents use such a facility now? 

Projected usage is totally unreliable. We all think “Well if I had a Pilates 
machine I would use it everyday.” “If only I had a dark room.”

I’ve spent so much money on gym memberships thinking I just needed a nicer 
space or one closer to home or one with a really fun weight lifting station. A 
better trainer. Nothing changes the fact that I don’t like going to gyms or 
exercising.

Make a list of things people want and use hard data to determine how much 
people use those things now.
