Mac — thanks for this info. Very interesting way to calculate HoA dues. What is the s/f for each of the homes? We have single people occupying the largest units. We have single parents w/ 1 child occupying a 2 BR 1 or 2 bath unit that is around 800 +/-. All of our homes now are market rate for the DC area. Recent resale on a 2 BR 1BA home went for $50K over asking. No escalation clause. Straight offer. Just a couple of examples of the crazy market here in the DC area that affect the sales of all homes including Takoma Village. Within the last month a very plain clapboard house in a community w/ almost lot line building (meaning hardly any yard front or sides) sold for $720K over asking. Now granted it was in an upscale neighborhood and it had 5 BR BUT it was really, really, seriously PLAIN. I guess the blue exterior made it attractive … This morning’s report on area sales now shows the median price of a home in the area is $600K. Ugh. Our coho homes are now waaaay outside the “starter home” set. Even outside most work force housing that teachers, librarians, civl servants could afford.
