It’s been 30 years, but when we expanded our community to include townhouses we 
worked with a mortgage company to make sure what we put together had us qualify 
for Fannie Mae. I don’t think any of our owners availed themselves of Fannie 
Mae but I think someone who qualified could have done so 

I wish I remembered all the details. I believe one of them was setting up a 
reserves spreadsheet

I’d advise finding a mortgage company willing to work with you. What’s in it 
for them is the possibility of a group of clients to whom they can provide  
loans
