I don't know our lowest costs (we have some affordable homes, but our top is around $1200 per month. I'm in the middle size market rate home and pay $950 or so per month. Covers Water, Sewer, Snow removal up to our building pathways, insurance on structures ($10,000 deductible), and reserves. I can't say it is sustainable--one household is leaving because of them and it comes up in every home sale. We don't have any idea on how to reduce any of the costs. HOA dues are based on percentage interest which was set at move-in based on square footage and proximity to the common house, and whether it's an end or center unit. The affordable units max was set by Massachusetts and the other homes subsidize those homes (both the original home price and the HOA dues.) We also have Cohousing Dues which are sliding scale, people pledge what they can afford. The minimum pledge is 5% of the average needed, which was around $92/month this year. -Liz (The Rev.
