I purchased a 2-acre parcel in southwest Virginia (Abingdon) and plan to
build a 12-unit cottage court in town (walking and biking opportunities
right outside our door). We are working on the site plan and the house
blueprints. For now, I am acting in the capacity of Developer, a very
novice developer.

We will be applying for a special use permit and have met with the Town.
Our plan looks solid. Now we'd like to bring in some founding members and
begin figuring out our financing options.

Our community is a bit of a hybrid. Individual houses (900 to 1500 sf) with
private yards. Common grounds and a clubhouse. We see the community in two
ways. We value privacy and personal choice when it comes to taking care of
your own house and yard, and the degree to which members want to interact
with their neighbors. We value community when it comes to turning the
common area into a permaculture experiment/microfarm. There we expect
active participation and commitment from community members.

I am interested in connecting with someone who can mentor me on the process
and next steps. I've taken several courses and I have some strategies in
the works, but I feel like I'm doing this in a vacuum. If this sounds like
