Regarding Brians zoning problem in Eau Claire.  

The example you give for cluster high density housing for farm land is 
one that I've thought of for around Davis.  In our theoretical 
discussions, we thought of dedicating all the surrounding land to a land 
trust or placing easements on them which would forever prevent the land 
from being developed further.  This has the benefit of ensuring open 
space and easing fears of losing farm land and rural character, but helps 
increase the tax base for the County.  

One thing to do is talk to the neighboring farms and see what they think 
of the idea, what their concerns are etc.  

Have you thought of the problems with sewage?  Will it be all septic or 
will you attempt to develop an onsite treatment system?
